RERA and the Uttarakhand Buyer

Editorial status: source

RERA exists to bring transparency and accountability to real-estate projects. For a buyer, its practical value is as a verification tool — if you use it correctly.

Status: requires primary source

Project registrations, promoter details and current rules must be confirmed directly from the official Uttarakhand RERA register. Do not rely on a developer's claim of registration alone.

What RERA is for

The framework is designed to protect buyers through registration of qualifying projects, disclosure obligations, and mechanisms for accountability on delivery and representations.

How a buyer should use it

  • Check whether the project is required to be registered
  • Verify the registration directly on the official register, not via the seller
  • Review the disclosed details against what you were told
  • Note that not all transactions (e.g. certain land sales) fall within its scope

Consideration, not legal advice

RERA applicability depends on the nature and size of a project and on current rules. For many hill land transactions the more decisive questions are title and land classification. Treat RERA as one check among several, not a substitute for diligence.
